To see your Property Manager in person, please contact us to make a time. The nature of our roles takes us out of the office and by making an appointment we can ensure we are there for you.
A bond must be paid at the commencement of any tenancy before we can give you possession of the property. Bond is 4 weeks rent for vacant residential property.
A condition report is prepared on every property of which you are given 2 copies when you sign your lease. Please complete any additional comments, sign and return 1 copy to us within 7 days. Please make sure you sign the condition report before you bring it back into the office. The Condition Report forms the basis of your final inspection.
Rent is only collected via direct debit on a weekly or monthly basis. If you wish to change the account from which rent is debited, please complete a new direct debit form.
If you have an emergency repair please phone our office immediately. If after hours, please refer to you lease agreement or ‘Emergency Tradesmen’ under the Tenants tab of this website.
We require a minimum of 1 week’s rents to take the property off the market once you have been the approved applicant. The deposit may be paid by Bank Cheque, Money Order, or direct deposit into our nominated account. Cash will not be accepted under any circumstances.
We recommend that tenants obtain their own insurance to cover their personal items. Please refer to your preferred Insurance Broker for information.
You will be given 1 full set of keys for each name on the lease. If you change the locks, this is at your expense and you are required to give our office a copy of any new key. If you cut additional keys, all keys must be returned at the end of tenancy.
Residential Lease Agreement sets out the particulars of your contract. It is your responsibility to read all documents thoroughly and notify us at the time of signing if there are any discrepancies.
If during office hours, you can collect our management set and return them within 1 hour. After hours, contact a locksmith at your own expense.

Open House times will be set in advance for properties available for lease. Please check our website close to the date to ensure open houses have not been cancelled. At time of vacating it is a requirement of the lease that you allow us access to show prospective tenants.
Nimbin Lifestyle Real Estate conduct regular inspections of your property of which you will be given the required 7 days notice. These inspections are very brief and allow us to prepare a report for the owner on the condition of their property. Your presence at the inspection is welcome, but not necessary as the staff member conducting the inspection will have our agency keys.
Pets will only be permitted with the prior written approval of your landlord. Failure to obtain permission may result in your tenancy being terminated.
Money paid to the landlord on a ongoing basis to lease a property. Rent is payable in advance weekly. We do not take cash in the office.
You are responsible to have utilities (gas, electricity, phone etc) connected in your name at the beginning of tenancy. Please notify the providers when you vacate.
Minimum 14 days written notice is required if you wish to vacate the property on your lease expiry date. 21 days written notice must be given once your fixed term lease agreement as expired.
Tenants are responsible to pay for water usage when the property is individually metered. Rural properties must have ample water in tanks or the tenant will be liable for a truck load of water, (when vacating).
